Class 3 Buildings Are Our Comfort Zone

A sprinkler activates within seconds of a fire starting—long before the fire brigade can arrive. It controls the fire, limits smoke, and keeps escape routes clear. In a Class 3 building where dozens or hundreds of people are sleeping above ground level, that early suppression is the difference between inconvenience and tragedy.

Class 3 buildings—apartments, hotels, motels, backpackers, student accommodation, and residential agedcare facilities—sit under their own set of rules in the National Construction Code. Depending on the height and use, they may need to comply with AS 2118.1 (general systems) or AS 2118.4 (residential systems for buildings up to four storeys). We’ve designed, installed, and commissioned both across Queensland. We understand the cost pressures of residential projects without ever compromising on safety.

Water Supply is Everything

Not every building needs the same sprinkler system. We’ll never push a onesizefitsall approach. Some buildings suit a simple wetpipe system; others need preaction to protect sensitive equipment, drypipe for unconditioned spaces, or deluge for highhazard areas. We explain the options in plain English and design a solution that fits your building, your budget, and your compliance obligations.

A sprinkler system is only as strong as the water supply behind it. We handle everything from onsite water storage tanks (sized to AS 2118 requirements) through to electric and diesel fire pumpsets—fully packaged and factorytested before they arrive on site. Whether you need a dedicated sprinkler tank, a combined sprinklerhydrant supply, or a booster connection to town mains, we’ll make sure the numbers stack up.

Sprinkler System Types We Design & Install

Wet-Pipe Systems

The most common type. Water is always sitting in the pipes, ready to discharge the instant a sprinkler head activates. Reliable, simple, and costeffective for conditioned spaces.

DryPipe & Alternate Wet/Dry Systems

Designed for unconditioned areas like carparks or cold storage. Pipes are charged with compressed air or nitrogen; water only enters when a sprinkler opens. No freeze risk, no burst pipes.

Pre-Action Systems

Ideal for data centres, museums, or anywhere accidental discharge would be catastrophic. The system requires two triggers—usually smoke detection plus sprinkler activation—before water flows.

Deluge Systems

All sprinkler heads are permanently open. When the detection system senses a fire, a deluge valve opens and water pours from every head simultaneously. Used for highhazard environments like flammable liquid stores, chemical processing areas, aircraft hangars, and tunnel infrastructure. Deluge systems are designed to AS 2118.3 and can be configured with or without foam concentrate induction.

Drencher / Wall-Wetting Systems

Designed to protect windows, glazing, or walls from external fire exposure. A curtain of water keeps the building envelope cool and prevents fire spread. Often required for boundary walls or multibuilding sites.

Combined Sprinkler & Hydrant Systems

For multistorey buildings where sharing the riser makes practical sense. Designed to AS 2118.6. We calculate the hydraulic demands for both systems operating together and ensure the pumpset and tank can deliver.

Residential Sprinkler Systems (AS 2118.4)

Designed specifically for lowrise Class 2 and Class 3 accommodation buildings (up to four storeys). These systems use fastresponse sprinkler heads and are optimised to prevent flashover in bedrooms and living areas. We’ve delivered a significant number of these across Queensland and understand the documentation pathway for building approval.

Home Fire Sprinkler Systems (AS 2118.5)

For one and twofamily dwellings. Increasingly specified in bushfireprone areas and highend residential construction. A small, dedicated system that adds real protection without the infrastructure demands of a commercial installation.

  • Routine Testing & Maintenance (AS 1851) – Scheduled inspections covering alarm valves, flow switches, pumpset runs, tank levels, and sprinkler head condition. We keep your system compliant year after year.

 

  • Upgrades, Retrofits & Defect Rectification – Bringing older systems up to current standards, replacing corroded pipework, adding sprinkler coverage to extended buildings, and fixing noncompliances identified by council or fire brigade audits.

  • Emergency Repairs – Fast response when a valve fails, a pump won’t start, or pipework is damaged. We carry common spare parts and can often have you protected again the same day.
